When do you launch your deals?
Our deals are sent to our mailing list as soon as they are ready every week. To enjoy the deals, you can simply be a part of our mailing list free of charge! Join our mailing list now by clicking the button found at the bottom of the page.
How will the deals prioritise me?
Every client is of value to us, and we believe in giving them high priority when it comes to our deals. We recently released our VIP members list, which can be joined by anyone. The fee is as low as £24.99 per month through which you can enjoy unlimited access to deals earlier than non-VIP members. The deals will be sent out to the VIP List as soon as they are ready. You can also enjoy a 10% discount on all finder’s fee’s when you’re a VIP member.
Why is there a finders ' fee?
The finder’s fee allows us to prioritise our clients. They can gain access to the deals quicker than the rest if they are a VIP member, all this while enjoying a 10% discount on the fee.
What happens in case the property falls because of issues from the survey?
We believe in implementing an extensive viewing inspection form which helps us in viewing properties effectively. Apart from being highly professional, all our sources have been well trained for this task. A full inspection is always carried out by us but only when we have full access to all areas of the property including the floorboards, attics, and lofts. In case an issue occurs, which requires extensive repair, our goal will be to coordinate with the investor to evaluate and handle all the costs including the work involved and the ROI after the repair. If the investor refuses to proceed with the deal, we will coordinate with them to look for an appropriate replacement. Keeping this in mind, please know survey reports can get overwhelming for the reviewer. We always suggest coming up with the total costs for the repair work before deciding to withdraw from the property.
Am I allowed to view the property before the payment of a reservation?
No. Unless the reservation fee has been paid, we cannot disclose the property address, property pictures and, estate agent details, etc. This is a strict policy that is followed to protect all the effort and time invested in sourcing the property. If the fees are paid and the property shown is not as described, then the fees will be refunded to you in full amount.
What if I don't like the property or the area?
Since as an investor you will be making an investment, it is better to be only concerned with how well the property is doing in terms of numbers and not the location or appearance of the property. Since you will not be living here, your potential tenants might be viewing the property as ‘home’. We believe in the investment of effort, time and numbers keeping our emotional attachment to the side. An investor truly cares about the ROI regardless of what the property appears to be. Sometimes, the ugliest properties tend to be the money maker.
What if I don't get any tenants?
We have evaluated all the properties we pass precisely. Our objective is to only pass a property that we think the directors would like and personally purchase. Every investment has risks and it is up to you to understand this well enough. Rental income is never assured and from our side, we are not considered to be liable on future earnings and values. It’s your responsibility to assess the strong and weak points of the property before making an investment. Our job is to provide you with complete honest information as we can.
Can I get a refund if I cannot get a mortgage?
No. You should know the process of purchasing a property as an investor. Please speak with a broker before reserving any properties if you are compromised on getting a mortgage. The broker will help you decide what level you may borrow. In case you pull out after reserving a property then we might lose a vendor due to bad experience and we sadly won’t be able to help the sale. Can we help with furnishings of properties?
Yes. We are connected to various furnishing companies that we believe are the best. These details will be forwarded to any of our clients if asked.
Can you take care of everything from A-Z?
We can take care of everything from conversions to final touchups. Our goal is to help you and we can simply assist with the overwhelming process. Many of our clients leave everything in our hands and watch from a distance. All they do is reserve a property and let us deal with all situations.
Can I buy multiple properties at a discounted rate?
To know more about this, please contact us and discuss what your exact requirements are. A sourcing agreement will be set in this case and a retainer fee will be charged which we are credited back through a reduced finder’s fee. You will also be a VIP Investor and have full access to every property we have.
Can you help us with viewings?
And is it recommended to source our own properties?
Please contact us personally and a day rate can be discussed which will allow us to send one of our sources with you on the day you want. They will evaluate each property and you will also receive a second opinion on the property you’re buying.
